M.V.C. anticipates 100% occupancy for the upcoming fall semester. Therefore, a resident student contracts for a space in a residence hall, apartment, and or any other housing provided by M.V.C., but not for specific room or roommate assignment. The college will make a reasonable effort to place students where and with whom they would like to room with, however that is not always possible. The college reserves the right to consolidate students without roommates and reassign students to different rooms or residence halls in the event such reassignments are deemed necessary.

       Agreement Period

1. All housing facilities and food service will open for freshmen on 8/21/2009 and for returning and transfer students of 8/22/2009. Housing facilities will officially close on May 7, 2010.
2. Housing and Food Services will also be closed for Christmas and spring break. Rooms must be properly closed down and vacated by the dates and times outlined in the student handbook. Housing may be provided during the breaks for residents that cannot leave and said students are subject to relocation and are required to pay rent of $90.00 per week.

       Termination of Contract

1. To terminate housing contract before beginning of fall semester, the student must submit a termination of housing contract form or submit a letter, mailed certified-mail, to the Office of Student Affairs stating that they wish to terminate their housing contract by July 24, 2009. Failure to properly terminate M.V.C. housing contract will result in a charge of $850.00 for the semester. Students who withdraw or have their housing privileges terminated due to policy and procedure violation(s) and/or failure to adhere to academic standards after the 4th week of class will be responsible for the entire cost of housing.
2. To terminate contract prior to spring semester, the student needs to submit a termination of housing contract form or submit a letter, mailed certified-mail, to the Office of Student Affairs stating that they wish to terminate their housing contract by December 18, 2009. Failure to properly terminate M.V.C. housing contract will result in a charge of $850.00 for the semester. Students who withdraw or have their housing privileges terminated due to policy and procedure violation(s) and/or failure to adhere to academic standards after the 4th week of class will be responsible for the entire cost of housing.
3. M.V.C. reserves the right to cancel the contract with no refund of room cost, if a student violates the terms of this contract, college regulations and policies as outlined in the student handbook and college catalog, and local, state, or federal laws.

     Cost of Housing

1. The cost for residence facilities owned by Missouri Valley College besides the Vail-Brown apartment building is $3,200 per year. The Vail-Brown apartment building is $3,800 per year.

     Terms and Conditions of Occupancy

College policies: It is the student’s responsibility to become familiar with College regulations, including but not limited to this contract, 2009-2010Student Handbook and college catalog. Failure to adhere to the policy and procedures of M.V.C. can cause your housing and or enrollment status to be placed under review.

1. The student is expected to be enrolled in at least 12 credit hours and considered full time. Failure to maintain full time status will cause a termination of the contract. The student will be expected to be moved from housing and pay all cost associated with termination of the contract.
2. The student resident is expected to reasonably maintain his/her assigned living space relative to order, cleanliness and safety. The resident will be held financially accountable for the repair or replacement cost of any damage to his/her furnishings therein. When two or more residents occupy the same room and responsibility cannot be ascertained for damaged caused in the room, the damage charge will be divided equally among all the residents.
3. The student agrees not to modify or allow modifications of the permanent structure of the room. This includes painting or making repairs without prior permission from the Student Affairs Office.
4. Relative to public and common area damages (i.e. bathrooms, lounges, hallways, etc.) where costs are substantial and responsibility is not accepted by or identified as belonging to an individual or group, charges will be determined and accessed equally among all the residents of a particular hall or floor.
5. Prohibited on campus:

• Possession, distribution, or use of alcoholic beverages or related items.
• Weapons, dangerous substances or materials.  Toy or look alike weapons are also prohibited.
• Misuse, tampering, or vandalism of fire alarm systems, fire extinguishers, electrical breakers or other safety/security equipment.
• Unlawful possession, use or distribution of illicit drugs and related paraphernalia.     

       Check in & out process

Prior to students arriving, the Residence Life Staff will complete a check-in form detailing the condition of the room and its furnishings. It is the student’s responsibility to review this form and note any additional items that need repair or any damage. This will ensure that the student is not held responsible at check out for any damage to the room that was present when the student checked in. A member of the Residence Life Staff will inspect all rooms (including hallways and closets) to assess damage and cleanliness any time a student moves out of a housing unit (room change, withdrawal, dismissal, or end of term.) For multi-occupancy rooms, all persons are responsible for cleaning their room, and ensuring their keys are returned to the Student Affairs Office. Each resident must be checked out individually. All belongings not taken will be considered abandoned property disposed of. Missouri Valley College reserves the right to assess charges for damages to a living area for 10 days post departure of the occupier.

        Room Furnishings

All M.V.C. residence hall rooms are equipped with a bed, desk, chair, dresser and closet for each student. All college furnished items must remain in the room. Students wanting lofts must fill out a waiver form in the Office of Student Affairs. All lofts must be inspected by the M.V.C. Maintenance department. The student handbook provides a list of items that are permitted and prohibited in campus housing.

       Residential Authority

The college will make every reasonable effort to respect the privacy of students and give prior notice of entry into student’s rooms. The College reserves the right of entry without notice for such purposes as may be necessary to assure compliance with policies of the college and federal, state, and local laws; to verify occupancy; to maintain the premises; and to meet emergencies. Students are responsible for conduct violations identified during maintenance or occupancy inspections.
